The LTV is 58% and is in line with the data we found during our due diligence process. The valuation report shows the residential market surrounding all underlying properties in this area of Fontana is neutral and supply outweighs demand, and the residential market surrounding all underlying properties in this area of San Bernardino is stable and supply and demand are in balance.  Trinity Redevelopment has invested ($30,000) to subject to reach ARV.

Once this vacant parcel is completed, we will then be building one 3000 SQFT home with a 1000 SQFT guest home behind. In that same process, we will be subdividing the large back portion of land making 7068 Oleander two parcels. Once that portion is done, we will be purchasing the land to the south, entitling, placing a Tract Map and either building out approximately 16 SFR's, or selling the approved Tract Map to a national builder.
